Office Building Commissioning
KJWW was retained by the Owner to serve as the LEED Prerequisite and Enhanced Commissioning Authority for this design/build project. This $40 million building is approximately 125,000-SF and comprises eight floors. KJWW commissioned the rooftop units, 400A photovoltaic (PV) system, variable refrigerant flow (VRF) system, variable air volume boxes, lighting control and the building automation system.
Our team provided a design review and developed the Commissioning Plan and specifications that were coordinated with the design team. We were able to support the project team early in the design phase and added value to the client by identifying potential energy and maintenance issues.
Once the contractors were selected for construction, we hosted a kickoff meeting with the contractors. This meeting outlined the commissioning process and introduced our team to the project. We reviewed project submittals, developed Pre-Functional Checklists and our Functional Performance Tests. Throughout the process we maintained a Commissioning Actions Log which was used to track the status and progress of the project and the completion of the installation. KJWW successfully tested all of the systems we were asked to commission, on time and on budget. We concluded our services by issuing our Final Report and Systems Operations Manual to the client.
This project had many challenges related to the variable refrigerant flow (VRF) system. We were able to successfully support and work beyond our scope to ensure that the proper integration of the BAS and VRF system would meet the Owner’s Project Requirements.
KJWW also provided MEP engineering services for the design/build project.
