KJWW Engineering Consultants served as structural, mechanical, electrical, plumbing, fire protection and technology engineer for the new 120,000 SF corporate office building for NCMIC, a national insurance company.
The building features a 160,000-CFM built-up air handling system, a 40,000-CFM Energy Recovery Ventilator (ERV), and a 500-ton chilled water plant. Systems were sized to accommodate up to a 40,000 SF future addition.
A state-of-the-art Web-based temperature control system was installed in the facility to monitor and control the interior environment. Since indoor air quality was a prime concern, proper control of ventilation air and the ERVs was crucial to provide adequate fresh air while maintaining a high level of energy efficiency.
The quick construction schedule presented some challenges. Close coordination with the general contractor and the design team was needed to complete the structural steel skeleton of the building while maintaining strategically placed openings for insertion of central plant equipment to the building’s basement.
KJWW provided technology designs for the $200,000 audio/video system. One of NCMIC’s goals was to maximize the benefits of a technology-enhanced workplace. Upon entering the building, an overhead sound system provides background music to all common spaces.
Productivity in the office environment is boosted by a multi-zone sound-masking system. Technology-enhanced conference rooms are present on each working floor, providing users with video projection equipment and multiple audio and video inputs for portable equipment.
The boardroom features a wall-mounted flat plasma screen capable of displaying computer graphics and video. Employees exercising in the fitness center enjoy audio from selected TV stations playing on portable FM radio headsets that receive input from a short-wave FM transmitter system.
