KJWW Engineering was commissioned as engineer for design and construction of a new office building leased by the government to house field offices for the Federal Bureau of Investigation (FBI) in Chicago. The project was a developer-led, lease-buy-back delivery process. The Architect, KJWW, and Construction Manager were brought in at the beginning of the project and followed a design assist delivery with the major sub-contractors brought in during design.
Built on an 11-acre site at the edge of downtown Chicago, the new office building totals nearly 400,000 SF and includes an attached, one-story annex, a 2.5-story pre-cast parking garage, as well as two levels of parking under the office for more that 800 cars. Covering a gross area of 800,000 SF and with the 10-story office tower, the FBI’s seven Chicago locations, including the field office headquarters, are consolidated to one facility.
The building features state-of-the-art aesthetic design, and technology against bio-terrorism.
Challenges & Solutions |
- Designed and built specifically for the FBI, this building had stringent security needs from the beginning. This meant learning new systems, designing for unique requirements and coordinating all operations on a very detailed level.
- The absolute need for uninterrupted services required redunduncy of systems – including electrical power and HVAC, Under General Services Administration direction, a surplus GSA-owned generator from the 2002 Olympics in Utah was paralleled with another generator to serve the building’s emergency power needs.
- Striving for sustainability, the engineers included high-efficiency HVAC equipment and lighting systems and occupancy sensors. Generators were located interior to the building ito minimize noise at the property line. The façade is a combination of 60% pre-cast concrete and high-performance, low-emissive glass for energy efficiency.
- This design-build project, completed in 23 months, meant an aggressive schedule which required extensive coordination of services.
